But even this small investment from vacationers will lead to a minimum of $520,000 as a one-time earning for property owners ($10,000 x 52 weeks minus VHN’s administrative fee). Additional income is generated from the low annual Utility & Service fee that members pay, starting at only $450 per one-week increment ($450 x 52 = $23,400). VHN is a portal for property owners to list their properties under the unique VHN program. The program allows travelers to Buy-Lease week(s) in a property as their vacation home for a period of 35 years. This allows the property owner to generate a one-time substantial cash intake and then receive an annual income for each unit in their property. The one-time payment annual per-week rate starts at $6,000 (USD), but can be lower if the property owner wants quicker bookings.

As an example, a property with 5 units can earn a minimum of $1,560,000 as a one-time earning ($6,000 × 52 × 5 units) for booked weeks plus $65,000 ($13,000 × 5 units) per year from annual Utility & Service fees.

Once a unit in a property is booked, the property owner and customer will sign a Buy-Lease Contract enumerating the terms of the agreement.

Note - Upon ordering the Property Consultation & Assessment service, the property owner will gain viewing access to a sample copy of the contract.

Each property is unique and needs special attention based on the condition it is in, the city and country in which it is located, and other details specific to the property. After registration, VHN will send you a questionnaire to gather basic information about your property and objectives, such as whether you want to expand your business. Many property owners will find it lucrative to add additional properties to their portfolio, and through Consultation & Assessment, they will learn that the VHN concept is the best option for doing this. Our assessment report will provide a plan for you to maximize your return on the property.

Yes. The customer will pay the annual Utility & Service fee directly to VHN. After payment is received, VHN will transfer the fee to the property owner, minus the VHN Admin fee.

Yes. Every five years, the fee will be increased by at least 10%. This means you can look forward to having income that keeps abreast with inflation.

For new properties, payouts will be made up to 35 days after credit card payments have cleared. For established properties with previous sold weeks, payouts will be made up to 14 days after credit card payments have cleared.  If payment is done via bank wire transfer, payout can be made up to 14 days after wire transfer has cleared.

Note: For credit card payments, by waiting 35 days, this ensures that the buyer gets their monthly credit card statement. This make sure that no unauthorized user has used their credit card for the purchase. Thus, this gives VHN better assurance that the buyer has no intention of reconsidering or disputing the transaction and that it is safe to disburse the funds to you.

Yes. When a booking is made for one of your units and after payment has cleared, you will be notified immediately via a payment transaction invoice, which will include the date of sold weeks for each unit, etc.

Yes. This is an attractive option for those buyers interested in purchasing units for investment purposes. As a property owner, you will benefit from the re-sale as well. For example, the standard unit will sell for a minimum of $12,000. You will earn at least $3,000 from the sale and with no interruption of the annual Utility & Service fee that you have been receiving for the unit.

Note: The first right of refusal (FROF) is a policy included in the Buy-Lease contract. It states that should the Buyer decide to sell their Buy-Lease contract, the property owner holds the right to purchase the contract.

Your responsibilities entail maintaining the property (including the grounds) and the individual units at a high standard and ensuring that vacationers enjoy their stay without any difficulties. The following are some of the basic standards that all properties should meet and for which the property owner is responsible:

Attractive Décor – Buyers’ very first impression comes down to what they will see in your listing’s photos and videos. Creating an inviting and stylish space is important. Vacationers like to feel they’re in a deliberately designed space that meets or exceeds the design and comfort of their own homes. If your furniture looks like it was thrown together from a thrift store, or you haven’t bothered to do as little as hang a picture for some warmth, people will not book your property. If you’re not confident in your own sense of decor, VHN would be happy to help with decorating ideas. If your appliances, furniture, or lighting fixtures are several decades old, it is time for an update.

Essential Amenities - The importance of the right amenities can’t be overstated. If your property lacks the basic amenities that nearly everyone desires when on vacation, your property won’t be booked. The best amenities are often the ones we don’t think of as “extras.” For instance, you probably don’t think of a microwave as an amenity, but you would certainly notice its absence when you find that there’s no easy way to heat your leftovers. Wi-Fi, a flat-screen television set, and hot water are all basic amenities that most guests will expect to have by default in a vacation home. You should also have plenty of extra linens. Providing individually packaged soaps and shampoos isn’t expected in a vacation home, but guests appreciate them! Including fresh-ground coffee, hot chocolate, and microwave popcorn is another great way to distinguish your property and get many bookings.

Effortless Communication - Guests expect to be able to reach you immediately if they need assistance or have a question about the property once they have checked in. If they can’t reach you, they’ll be frustrated and annoyed. It is crucial to establish a fast and reliable way of communicating with your guests from the beginning. You should let them feel that you’re there for them 24/7. Happy guests will buy tours and pay for other services, increasing the revenue for the property owner.

Consistent Maintenance - Your guests expect everything in their unit to function. At home, they wouldn’t mind changing out a burned-out light bulb or calling the plumber if the sink backs up – but this is their vacation home. This means you will have to be more proactive when it comes to maintaining your property and grounds. Rather than waiting until something stops working, perform routine maintenance regularly to be sure everything is always in the best possible shape for arriving guests. Understand that if you, as a property owner, stay well ahead of burned-out bulbs, lawn manicures, and roof maintenance—if you consistently touch up any wear and tear around the property—your property and units will always look their best. Your guests will be very pleased to find absolutely no problems to disrupt their vacation.

Excursions – Guests in each unit typically budget $2,000 for excursions such as hiking, biking, beach, attractions, etc. You can get most or all this budget by creating your own excursions. You know your area; a couple can be charged $300 for a one-day excursion to an attraction sixty minutes away. This is easy money that can be made. There are a lot of things to see and do in any destination. You have the customer; now use the opportunity to your advantage. They will appreciate not having to deal with strangers for their excursions.

VHN can add excursions to each of your property unit listings for guests to order during the booking process.

Yes. You can start with converting one unit to the VHN Standard and use the income generated to convert the other units gradually. The VHN program allows property owners with unfinished properties or properties needing renovation to obtain the finances to complete their property to a five star standard.

The contract is between you and the vacation home buyer. VHN only delivers the contract via email once payment has cleared. The contract is straightforward; we believe it should not have any unnecessary clauses and should protect the property owner and buyer. Once you have purchased the Property & Consultation service, you will receive a copy of the Buy-Lease contract for review.

Note: If you think that a specific clause should be added to the agreement, VHN may add it to your agreement with the buyer.

Yes. The property and units that you place on VHN must be available for booking. However, for a small administrative fee, we can block out specific week(s) if you wish to have those available for other purposes. There is no problem with an owner’s friends or family using a unit for weeks at a time if it hasn’t been booked and thus isn’t needed for occupancy. However, if you plan to make it available only occasionally, then your property is probably not right for the VHN program.

Yes. VHN does not work exclusively with luxury properties, but we do focus on upper-end vacation homes in desirable locations. This could be a studio apartment, a high-end condo, a luxury yacht, or a townhouse in a vacation destination. It could be a cabin or mansion, or it could even be a standard home like most of us live in. However, it must be well-appointed.

Yes! Guests expect a fully functioning home when they arrive, complete with furniture, appliances, cookware, glasses, silverware, internet, television set, as well as a standard supply of bed linens, bath towels, wash rags, etc. We will work with you to make sure that you have everything in place. Internet connections are required in every unit as well as TV with satellite or cable. The unit must be nicely decorated. These fixings attract higher-paying buyers, enabling all the 52 weeks in your unit to be sold in a very short time.

In the Property Assessment report that you’ll receive, we will recommend a price point for each unit (if they are of different standards). Attractive units with a low price point located in popular destinations will become fully booked more quickly than higher-priced units.
