No Cooling off period. You understand and acknowledge that the “Federal Trade Commission’s 3-day “Cooling-Off Rule” regarding cancellations of sales made at homes or at certain other locations does not apply to the transactions conducted through this Website. You have an unlimited amount of time to educate yourself on the various services that Vacay Homes Network provides.
NO Refund. You understand and acknowledge that there is No Refund on service subscription purchase, membership purchase, information purchase, Pathway to Vacation Property Ownership program purchase, Property Listing service purchase, Architectural Services purchase, Consultation service purchase, or annual access to a property for 35 years based on the amount of week/s purchase for a vacation home/apartment. For subscription purchases, you have the right to cancel the subscription at any time without a refund and no further obligations. Cancelling a subscription will END your access to the service you have paid for. You agree 100% that if you initiate a chargeback with your credit card company for any purchase made from Vacay Homes Network, you will be responsible for any chargeback fess, reasonable attorney fees, $2,500 Vacay Homes Network administrative fee, collection agency fees, and court fees when civil court is required for Vacay Homes Network to recover fees.
Buyers
Searchable Marketplace. The Vacay Homes Network provides a searchable marketplace where you can research and identify vacation homes that Sellers have offered. You agree not to take any action towards your travel plans until you have received the Buy-Lease contract, confirmation that your annual vacation homes dates are reserved; however, in any case you agree that the Seller (property owner) is responsible for such confirmation and you will hold the Vacay Homes Network harmless for any loss you may suffer as a result of your inability to use a vacation home advertised by a property owner on the Website. As a courtesy, Vacation Homes Network will contact you regarding purchases made, ensure to our best abilities that your vacation home was booked successfully with a property and facilitate the Buy-Purchase contract between you the Buyer and the Property Owner.
Property Description. We do not verify or investigate any vacation home, and we make no guarantee, explicit or implied, as to whether the description of a vacation home presented is correct and accurate, but Vacay Homes Network makes an effort to the best of it’s abilities to ensure that a property listed for immediate or future occupancy is valid. You agree that the Property Owner is solely responsible for the accuracy of the description of the units in their property.

You understand that your vacation home/apartment and the Buy-Lease price is determined by market conditions, and the size, location, amenities, and week that you desire to book/reserve.
Seller
We have not promised you, the Seller-Property Owner that units in your property will sell within any specific period we only provide estimates based on economic trends and the pricing of your units. Lower priced units are booked faster, so take this into consideration when determining the rate you wish to charge the Buyer to book in one-week increment. Vacay Homes Network utilizes various advertising techniques, media, and internet optimizations to attract buyers/renters to the Website or invite them to contact us directly for information.
You grant to us a license to use all information and descriptions submitted by you regarding your property and units in your property and give us ownership to all such information and copyrightable works in order to enforce the Rights and Licenses on the Website.
